We continue to meet with the community to provide updates on some changes to our proposal for the development of 3405 Shelbourne Street.

Community Conversation #1: Questions & Comments
- Traffic pattern changes from Freeman and associated impacts to other streets
- Does the traffic study account for traffic flowing South along Shelbourne and does it consider the whole Shelbourne Valley
- Turning left onto Shelbourne will become more difficult
- What parking is provided and how does it compare with what is required by Saanich’s Parking Bylaw
- Street parking concerns on Freeman and Kingsley, this project will compound the current street parking problems
- Parking variance requested is significant
- SMUS overflow parking on Knight Ave, Kingsley and Derby Rd will be exacerbated by this project
- Is adjacent Abstract townhome development project contributing parking to proposed development
- Abstract’s adjacent townhome project contradicts parking/bike strategy for proposed development
- If project was 4 storeys, would that improve parking ratio to be more in line with Saanich’s parking bylaws
- Have cargo bike racks been included and what are the bike storage options
- Height concerns, 6 storey’s is high for the area
- Have shading studies been performed and what are the associated impacts to neighbouring properties
- Shading concerns with losing afternoon sun on Kingsley Place
- Rationale for building 6 storeys vs 3 or 4 storeys like other buildings currently in the area
- Setbacks on 5th and 6th levels do not offset height concerns, 4 storey’s is a better fit
- Construction parking plan considerations and concerns
- Blasting impacts to neighbouring properties
- Will there be EV charging for vehicles
- Compared to the existing site undeveloped, how is this development going to mitigate or improve the effects associated with climate change
- Building step code 3 is already out of date, how are you looking ahead
- Housing affordability, how affordable will the units be
- Saanich has a deficit in 3 bedrooms, why are studios and micro suites being built
- Unit mix must be improved to address 3 bedroom unit type housing need
- Is the project viable at 4 storey’s from a financial stand point
- Impacts of airflow/microclimate from taller buildings
- Corridor effect from taller buildings along Shelbourne St
- Why purchase the land in the first place when 6 storey’s is required for the project to be viable which doesn’t align with Shelbourne Valley Action Plan
