Project Update

On August 4, 2021, we met with the community to provide an update on our proposal for the development of 3977 Rainbow Street. We invite you to view this update by clicking on the video below.

Community Conversation: Questions & Comments

  • Where is parking located? Taxi, delivery drop off and pick up
  • Who makes the decision on the on-street parking? When would that decision be made?
  • Is it safe to assume there is no physical driveway? There is an access to the unit but no space to park?
  • So your hope is these garages don't turn into storage facilities?
  • I don't mind if the 10 additional spots are reserved for the units because they need it. But that's just me.
  • If you look at similar developments in the area, where other developers haven't been so greedy, they have provided a driveway space. For the purposes of this development, you are under-estimating the parking requirement. The residential parking will flow down to Rainbow on-street parking.
  • Not enough parking for residents and overflow of parking onto streets.
  • Would you consider using carports instead of a garage? It makes it more useable for cars, and less likely for storage.
  • Would you consider one of the visitor spots to a Modo Car spot?
  • Can we have an extra lane for parking cars on one side or widen the lane? We are weaving in and out. Consider about car safety. Would like a traffic light near McKenzie where you can turn left too.
  • Underground parking wouldn't be feasible for this project, I assume?
  • I feel like you are throwing the community a few bones, but I don't think you are meeting it. I understand some items we need to bring to Saanich, but maybe you can help us with this. Traffic light, turning left on McKenzie, speed limiting.
  • Is it possible for you to put pressure on Engineering to widen Sevenoaks Road? I've been told they have no plans to do this for the next 20 years. 
  • Urban canopy is our biggest issue.
  • Could you accurately say the zoning of this project exceeds the most dense townhome zone in Saanich? 25 units is too dense.
  • Anything that goes here will set a precedent for McKenzie. Are you willing to come back with less homes?
  • Townhouses could turn into legal suites in the future, illegal suites, AirBNBs, rent rooms - don't think strata can manage it. High density issue and safety issue.
  • Why can't you revise your proposal for less townhomes?
  • Higher density projects are located on McKenzie and would step down. I am in support of a townhome project.
  • What are other developments that are similar so that we can see how that works?
  • Do you own the properties on McKenzie? What stage is that process at?
  • What is the site area of Avery Lane?
  • The need to consider garage and recycling bins, the width of the garages does not allow for standard size bins. Does not allow for an alpine style disposal bin.
  • If it is a family unit, would you need a full 4pc unit in the lower if it meant to be used for a family flex space?
